The Senior Project Manager (SPM) is responsible for leading complex, high-value interior fit-out projects and managing multiple projects/clients simultaneously. This role goes beyond execution—requiring strong leadership, commercial ownership, and the ability to drive client confidence, business growth, and operational excellence. The SPM is accountable for project delivery, team performance, and overall client satisfaction.
Job Description
Key Responsibilities
1. Strategic Project Leadership
Lead end-to-end delivery of large and/or multiple interior fit-out projects (corporate offices, campuses, high-value commercial spaces).
Define project execution strategies, phasing plans, and risk mitigation frameworks.
Ensure projects are delivered on time, within budget, and to the highest quality standards.
Drive proactive decision-making to resolve complex project challenges.
2. Client Leadership & Business Interface
Act as the senior point of contact for key occupier clients.
Build and manage long-term client relationships, ensuring repeat business and account growth.
Lead governance meetings, project reviews, and executive-level discussions.
Identify opportunities for cross-selling and business development within existing accounts.
3. Commercial Ownership
Own P&L responsibility at project level, including budgeting, forecasting, and margin management.
Drive cost optimization, value engineering, and commercial negotiations.
Review and approve contractor bills, variations, and claims.
Ensure adherence to contracts, commercial terms, and risk management practices.
4. Team Leadership & Resource Management
Lead, mentor, and manage Project Managers and Assistant Project Managers.
Ensure optimal team deployment and productivity across projects.
Drive performance management, capability building, and succession planning.
5. Vendor & Contractor Governance
Establish strong contractor/vendor ecosystem and enforce accountability.
Monitor contractor performance, timelines, manpower, and quality benchmarks.
Lead resolution of contractual disputes and critical site issues.
6. Quality, Safety & Compliance Excellence
Champion highest standards of quality and HSE (Health, Safety & Environment).
Conduct periodic audits and ensure zero tolerance for safety violations.
Ensure compliance with all regulatory, client, and internal standards.
7. Design & Technical Oversight
Provide strategic oversight on design coordination and technical decision-making.
Ensure alignment between design intent, cost, and execution feasibility.
Drive timely resolution of design changes, RFIs, and technical challenges.
8. Governance, Reporting & Risk Management
Establish strong governance frameworks across projects.
Monitor project health through MIS, dashboards, and KPIs.
Identify, escalate, and mitigate risks at an early stage.
Maintain robust documentation and audit readiness.
9. Project Closeout & Client Satisfaction
Oversee final project delivery, snagging, and handover.
Ensure closure of all contractual, financial, and documentation aspects.
Drive high client satisfaction and strong referenceability.
Key Requirements
Education
Bachelor’s degree in Civil Engineering / Architecture / Interior Design or related field
Experience
12–18 years of experience in commercial interior fit-out / workplace projects
Strong experience with IPC / PMC / real estate consultancy firms preferred
Proven track record of managing large-scale or multiple concurrent projects
